Services & Charges for Tenants

 

TENANTS GUIDE ON RENTING A PROPERTY & OUR CHARGES (EXC-VAT)

As soon as you have found the perfect place to live through us, there will be some paperwork to complete and fees to pay. To make things clear for you we have listed our fees below, so you can work out what you will have to pay. We have listed the fees payable prior to and after you take up a tenancy with us.

When you secure your property by paying a sum as holding deposit we will start the necessary paper works. Complete by filling the credit check form, and give you important information for tenant’s leaflet (all the charges you will be paying and all the documents that you need to provide us) and also provide you with a receipt.

Before you move in

Holding deposit  (minimum £300)

All offers are subject to contract and the holding deposit will be held against our expenses in processing your application. Please be aware that if you make an offer and later withdraw from this, then you may lose all or some of the above. Please ask us for further details. *If your offer is accepted then this amount will be set off against the initial rental payment, so you are not making this payment twice.

Admin fee: £150 for 1st person then £100 for each of them (more than 3 tenants further negotiation available)

Admin fee will be used to reference the tenants (identity, credit check, immigration and visa confirmation checks, Contract

negotiation, amending and updating terms and arranging a single tenancy agreement , obtaining references from current or

previous employers / landlords and any other relevant information to assess afford-ability)

 

Check-in services: Free for tenants as this will be paid by the Landlord

Credit check:  £30 (This will be deducted from your admin fee, if you decided to withdraw from this or the Landlord decided to not to go ahead with you.

All applicant references are undertaken by an independent specialist referencing company or by our professionally trained inventory clerk. You will be asked to complete their online application form. You will need to provide us with an original document to prove your identity or Visa (current passport/photo driving licence and visa status) and to prove your current address (such as a bank statement, utility bill, council tax bill, etc. dated within the last 3 months). We will take a copy and return the original back to you.

Once the offer has been accepted 

Once your offer has accepted and the moving in date has been agreed, before the tenancy starts you will need to make the following payments to us by cleared funds {internet transfer, bankers draft and cheques(please allow 5 working to clear) }such as:

1 months’ rent:  less the holding deposit already paid. Further rents will be taken by direct debit from one of the leading UK bank account each month.

6 weeks Security deposit: All deposits that has been paid to us under the assured short hold tenancies will be protected by the Tenancy Deposit Scheme (TDS) with 14 days of the tenancy commencement date. A certificate will be obtained along with the information to tenants pack will be given to the tenants. The deposit will be used to cover the risk of property damage or loss to the landlord. End of the tenancy once you have moved out of the property and once we have done the checkout report [providing there are no damages, no rent arrears, provide all the final utilities payment made bills] we will unprotect the deposit

 

During Your Tenancy:

Renewal Fee (tenants share): £50.00 for 6 months / £75.00 for 1 year

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

 

Adding additional extra tenants at the end of the tenancy.

£150 admin fee plus the check in fee.

 

Unpaid Rent / Returned Payments 

£30.00

 

Ending your Tenancy:

 

Check out Fee (tenant's share)         

Studio / 1 bedroom : £65.00

2 Bedroom:                          £75.00 [£10.00 for each additional rooms]

An inventory provider to attend the property at the end of the tenancy to check the Schedule of Condition prepared at the start of the tenancy and all you keys will be taken from you including any additional copies you have.

 

Professional Cleaning (if applicable): £18 per hour Inc. VAT

Which will be deducted from the security deposit. NB: Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy (Fair wear & tear acceptable).

Please note once you have moved out from the property you wouldn’t have any access to do any cleaning or decoration, so please make sure everything done before hand.
